Introduction
To simply call Cyberjaya, Malaysia’s Intelligent City, falls short of what it actually is or will be. Touted as the Silicon Valley of Malaysia, this 7,000-acre area 12 years ago was nothing more than an oil palm plantation. Former prime minister Dr Mahathir Mohammad then had this great idea about transforming it into a self-sustaining knowledge-based nucleus, part of what is called the Multimedia Super Corridor. The rest is history.
Although its start in 1999 was rather slow, the city, populated by many knowledge workers, is slowly coming to its own. Land prices are seeing a resurgence and more developers are coming in to build many types of accommodation for the expected burgeoning of population.
Within the next 10 – 15 years, the city is expected to reach a population of 210,000 with business developments providing up to 120,000 employees and institutional establishments providing for 30,000 students. This kind of population growth is naturally a huge magnet for the increasing number of developers beating a path there.
Cyberjaya has the advantage of having reputedly the best ICT infrastructure in the country, attracting multinationals such as Shell, BMW, HSBC, and DHL. It is home to many ICT entrepreneurs and technology experts, as well as captains of industry, business people and professionals attracted to the unspoilt lush greenery that greets one everywhere there.
Transportation
Cyberjaya is located west to the federal administrative centre, Putrajaya, making it an excellent choice for those who prefer to stay in a more vibrant environment than the administrative capital.
More importantly, Cyberjaya is only 20 minutes to KLCC even during peak hours, making this area highly accessible. The opening of Maju Expressway (MEX) connecting Cyberjaya to downtown KLCC has shortened the driving time considerably.
Other highways that connect and serve Cyberjaya are North-South Central Link (ELITE), South Klang Valley Expressway (SKVE), KL – Seremban Highway (NS Highway), Leburaya Damansara Puchong (LDP) & B15 State Highway.
The KLIA express provides another link to Cyberjaya from Kuala Lumpur and KLIA and runs from 6 a.m to 1 a.m daily.
Within Cyberjaya itself, there are Park and Ride facility parks which act as reserved parking areas for people who take buses to their offices, schools or other locations. It is run by the Rapid KL Feeder Bus service which operates from 6 a.m. to 1 a.m. daily.
Amenities and Facilities
Cyberjaya is the new educational hub with institutions such as the innovative Lim Kok Wing University College of Creative Technology (LUCCT), the hi-tech Mulitmedia University and the new frontier in medicine – the Cyberjaya University College of Medical Sciences (CUCMS) located there.
Other facilities include the Cyberview Lodge Resort and Spa, a boutique mall, recreation centres and a community clubhouse.
As with any emerging township, Cyberjaya now has a Police Station Complex, and a Fire Station (Bomba). For more recreational public amenities, the Cyberjaya Community Club, the Sports Arena which offers outdoor sports facilities such as a golf course, gym facilities, pedestrian walkways and more than 700 free parking bays are also available.
As some companies in Cyberjaya operate round the clock, numerous food and beverage outlets likewise operate on a 24-hour basis for people to enjoy late night suppers.
A mere 10-minute drive to Putrajaya allows you sight-seeing opportunities and even boating at the Putrajaya Lake, as well as shopping.
Economy and Development
Cyberjaya’s economy is exclusively driven by high-tech industries since it was built with the aim of having the perfect environment for multimedia and ICT companies. Setia Haruman, as Master Developer of Cyberjaya, was entrusted with the role to plan, design and prepare the primary infrastructure for the Cyberjaya Flagship Zone (CFZ).
To date, it has completed many projects such as the Cyberjaya City Command Centre (CCC), Cyberjaya Smart School Complex including SK Cyberjaya and SMK Cyberjaya, the Cyberjaya Police Station and most recently the new office for the IT Department Headquarters of Road Transport Department of Malaysia. It has also launched CBD Perdana retail and shop offices as well as mansion plots for those who want their private luxury enclave within Cyberjaya.
Another well-known developer, Mah Sing Group Berhad is developing medium to high end residences in a self-contained mini-township called Garden Residences These will include two and three-storey superlink homes, two and three storey semi-detached homes and two and three storey bungalows.
Another developer, Glomac Berhad’s first phase of Glomac Cyberjaya will be made up of shop offices, office towers, serviced apartments and retail suites while UEM Land Berhad is also set to develop 2,000 medium cost apartments on a 100-acre plot opposite Multimedia University.
Existing residential developments in Cyberjaya include Perdana Lakeview West, Perdana Lakeview East, The Serenity Garden Homes, Cyberia condo and townhouses and D’Melor Condominiums. These residences offer a calm and tranquil experience in comparison to the hustle and bustle of working in the capital city of Kuala Lumpur.
Meanwhile, Setia Haruman’s CBD Perdana which comprises of 32 signature retail outlets and 92 office suites, is expected to liven up the nightlife there with alfresco dining and shopping opportunities.
Future developments in the pipeline include SOHOs and Designer’s Boutique suites, a shopping complex and more retail space.
Industrial Developments
Following its aspiration as an intelligent city, Cyberjaya pushes towards this with the existence of ICT and multimedia industries, Research & Development centres, a multimedia university and operational headquarters for multinationals wishing to operate their worldwide manufacturing and trading activities using multimedia technology.
To supplement this, Cyberjaya’s communication backbone runs primarily on a fibre optics pivot known as Cyberjaya Metro Fibre Network (CMFN) covering a great portion of both business and residential areas.
