An Introduction to Kota Damansara

Kota Damansara Area Guide

Once a forest reserve, Kota Damansara has since transformed into a choice location for suburban folks given its proximity to mature neighbourhoods like Bandar Utama, Mutiara Damansara, Taman Tun Dr Ismail, Desa Park City and other thriving suburbs in Petaling Jaya.

A township located within the subdistrict of Sungai Buloh in Petaling, Selangor, Kota Damansara was previously a forest reserve. The land is owned by Perbadanan Kemajuan Negeri Selangor (PKNS) and development in the township is done through privatisation, joint ventures and also by PKNS themselves.

The appeal of the township stems from its proximity to mature neighbourhoods like Bandar Utama, Mutiara Damansara, Taman Tun Dr Ismail, Desa Park City, as well as the suburbs of Damansara. This places many established amenities and facilities within easy reach. The completion of the Kota Damansara access for the North Klang Valley Expressway also made the township even more attractive.

Development in Kota Damansara comprises of residential, commercial and industrial projects. There is also a forest reserve there. Most of the land in the township is leasehold. The township population stands at about 300,000 in 2006 and is perceived to have increased to 400,000 in 2009.


Accessibility and transportation

Accessibility to Kota Damansara is granted by Persiaran Surian which goes through Mutiara Damansara leading to Lebuhraya Damansara-Puchong (LDP) highway, by Jalan Sungai Buloh and by the North Klang Valley Expressway (NKVE). There are also other smaller access roads connecting the township directly to Bandar Utama and Tropicana Golf and Country Resort.

Bus transportation to Kota Damansara is served by RapidKL and Rapid Bus Expressway Transit (RapidBET) services. RapidKL buses ply the Kota Damansara-Pasar Seni route while RapidBET is an express bus service plying the route between Kota Damansara and KL Sentral/Pasar Seni. Launched early 2010, RapidBET has fewer stops than regular buses and is supposed to cut down travelling time by 40 minutes compared to the latter.

There are also plans for a Light Rail Transit (LRT) line running from Kota Damansara to Cheras. Details have yet to be released on the project.

During the morning and evening rush hours, traffic in Kota Damansara can get quite congested getting in and out of the township. This situation is not exclusive to the township as almost all developed areas in the Klang Valley experience similar traffic situations.


Amenities and facilities

Located a short drive away from mature neighbourhoods, Kota Damansara has many amenities and facilities within easy reach. Retail shopping can be done with relative ease at the many commercial shops offices in the commercial centre located along Persiaran Surian in Section 11 as well as in commercial projects spread throughout the township. There is a Giant hypermarket there as well.

But if there is ever a need for more shopping options, within neighbouring townships are shopping havens like The Curve, IKEA, Tesco Mutiara Damansara, Ikano Power Centre and One Utama.

There are also many government schools spread throughout the township. A private alternative available will be Sekolah Menengah and Sekolah Rendah Sri KDU, located along Jalan Teknologi, off Persiaran Surian. Segi University College and International University College of Nursing are two higher education institutions available in Kota Damansara, both of them also located along Jalan Teknologi.

Outside Kota Damansara, the closest colleges are Kolej Damansara Utama (KDU) in Damansara Utama and Kolej Bandar Utama (KBU) in Bandar Utama.

Medical services in Kota Damansara are provided for by the private Tropicana Medical Centre as well as clinics. Meanwhile, nature lovers will find the Kota Damansara Community Forest in Section 10 a respite from the hubbub of city life.


Property developments

Property developers active in Kota Damansara include PKNS, Sunway City (developer of Sunway Damansara in Kota Damansara), Paramount Corporation, Dijaya Corporation Bhd, Encorp Berhad, See Hoy Chan Sdn Bhd, Andaman Group, Sunsuria Group and many others.

The residential developments in the early days of Kota Damansara comprised mostly low/medium-cost apartments/flats and terrace/link houses. Today, there are more condominiums, and high-end developments including luxurious bungalow and semi-detached enclaves.

Some notable landed residential developments in Kota Damansara include the exclusive gated and guarded Selangor Polo Country Club, D’Villa and Bayu Damansara. There are, of course a lot more residential development and you can find them listed on iProperty.com Malaysia website. Meanwhile, for condominiums and apartments, just to name a few of them, there are Casa Indah 1 and 2 by Dijaya, Cova Suites and Cova Villa by Andaman Group, and D’Rimba.

As for commercial developments, Kota Damansara’s commercial centre in PJU5 located between Persiaran Surian and Persiaran Mahogani enjoys high occupancy and traffic. There is a retail mall there called Sunway Giza by Sunway City which was just completed in late 2009. Tenants have already moved into Sunway Giza and the list includes Village Grocer, True Fitness (opening in March 2010), and other lifestyle retail as well as food and beverage outlets.

Located just opposite the PJU5 commercial centre is The Strand Damansara mixed development by Encorp Berhad which introduces shop offices, a retail mall, garden offices and serviced residences. The Strand shop offices are completed and are starting to see more retailers move in towards end 2009. According to the developer, The Strand Business Suite (three-and-a-half storey shop offices) initially retailed at RM1.1 million and its value has now increased to RM2.6 million.

Meanwhile, the garden offices at The Strand were only soft launched at the end of 2009. Prices of the garden units are from RM550 per sq ft onwards and built-up sizes offered are 1,600 sq ft to 2,510 sq ft. According to Encorp, minimum rental yields of six to seven per cent can be expected in Kota Damansara.

Commercial properties in Kota Damansara by developer Sunsuria Sdn Bhd include Sunsuria Avenue and The Core. Sunsuria Avenue is partially complete and can be seen along Persiaran Mahogany. The project consists of an indoor sports complex, shops and shop offices, retail outlets, and an outdoor recreation park. Meanwhile, The Core is a newly launched project comprising a mix of shop offices and SOHO units located at along Persiaran Surian.

Simon Kwan Hoong Wai, business development director of Sunsuria Group of Companies said that Kota Damansara has an immense potential to be the new retail hub in Petaling Jaya due to the availability of amenities and projected substantial growth within the next three years. He added that the growing population over the past five years has caused property prices for residential and commercial to increase.


Industrial properties

The Selangor Science Park 1 (SSP-1) is a specially designated industrial area within Kota Damansara that is supported by the Selangor State Government and planned by PKNS. Businesses like Signature Kitchen, Juta Steel, Henikwon, TKH Holdings Berhad and more.

There are new industrial developments in the area and the ones nearing completion include Nouvelle Industrial Park semi-detached factories and Surian Industrial Park double-storey semi-detached factories by Paramount Corporation.
