Sunrise delivers ‘Hanging Gardens’ in 10 Mont’Kiara

When it comes to prestige, 10 Mont’Kiara (MK10)
proudly rises to the challenge. Developed by veteran property developer Sunrise
Berhad, the iconic luxury residential condominium takes inspiration from one of
the Seven Wonders of the World, the Hanging Gardens of Babylon, with vertical
garden trellises and aqueduct-like water features.
MK10 was completed in early December and the hand over
process to owners has started. Built on 7.346 acres, the luxury condominium
comprises of two blocks of 43-storey tower housing 332 units of which four of
them are penthouse units. Built-up sizes of the condominium units begin from
3,478 sq ft. A low density development of only 45 units to an acre, residents
of MK10 also get to enjoy state-of-the-art security including hand scanners to
private lift lobbies. Some of the units offer unrestricted views of the
Petronas Twin Towers, new palace, high court and the Mont’Kiara urbanscape.
On a recent media tour of MK10, Raymond Cheah, Sunrise
assistant manager of development and project director of the project said that
RM2.5 million was spent on landscaping alone and its plants are all carefully
picked to fit the environment. Approximately 60 percent of the site area are
open, green areas.
Cheah shared that Sunrise always believes in giving
back value to the owners and this had resulted in MK10 being constructed a
highrise to free up more ground space despite it being a higher cost to build a
tall building as opposed to a lower one. He gave an example that instead of one
block of 10 stories, Sunrise does one block of forty stories which eliminates
the need to build four blocks to offer the same amount of units. For MK10, this
decision to build high gives a higher green ratio per tower, which according to
Cheah, gives back to owners as they have more common recreational space.
Hints of luxury hotel design are evident throughout
MK10. Right from a grand arrival plaza to its grand high ceilinged lobbies
inside the premises, both residents and visitors at MK10 might forget that they
are just a short drive away from the hustle and bustle of the city central. There
is even a welcoming concierge at the entrance to the residences.
MK10’s residents are treated to extravagant clubhouse
facilities. There is a heated swimming pool with a sunken bar, infinity pool,
tennis courts, jogging route, reflexology path, putting green, yoga terrace,
book club and even a croquet lawn. Residents can also entertain guests at an
air-conditioned private dining area with an equipped kitchen and a bar with a
view that overlooks the vertical gardens of MK10.
Cheah said that about 60 percent of MK10 buyers are
local and most of them buy to stay. When MK10 was launched back in 2006, the
units commanded an average price of RM550 per sq ft. Today, Cheah said that the
luxury residences can fetch about RM750 per sq ft on the secondary market. He
added that the rental rates in the market go from RM12,000 to RM15,000, while
those with superior views can even hit RM20,000.
