Step 1

The purchaser selects plot/plots from a notional development plan which includes communal areas for potential estate roads, pavements & green space

Step 3

The purchaser acquires Absolute Freehold Title to their Plot/plots at completion

Step 5

The sites are carefully selected and in the opinion of Land International, are strategic by nature of; locations, access, availability of utilities and in areas where Central or Local Authorities have a stated policy to construct new homes and/or provide affordable housing

Step 6

There is no guarantee or warranty that any change of planning status will be granted to the site or any part of it

Step 7

A Management Company, unique to each site, is established by the Vendors and the purchasers of each plot are required to take a £1 share per plot. All shares have equal value and voting rights

Step 8

The Management Company upon its inauguration will be financially managed by Land International Limited, who will ensure sufficient funds in the company to take the site to planning permission

Step 9

The Plot Owners / Shareholders in the form of the Management Company together with the Planning Trust will move the planning process forward with appropriate professional guidance and advice from third party planning consultants

Step 10

It is intended that the Management Company's planning process works towards the whole site being sold with or without permission to a Developer, a Housing association or a Registered Social Landlord

Step 11

The sale of the site will be sanctioned and agreed by way of an 80% majority decision made by the Plot owners as shareholders of the Management Company.   The company, Land International will only have 1 vote despite keeping about 20 percent of the site

Step 12

Any proceeds of sale, of the site or part thereof, will be distributed to each plot owner in proportion to their plot area and their shareholding in the Management Company

One of the key selling points for Land International’s business model is the fact that its Management Company is made up of plot owners which is also its vehicle to obtain planning permission which is much more efficient, effective, low-cost and professional.

After the last plot on each site is sold, any communal areas of land as defined above will be transferred into the ownership of the Management Company. The sale of the site will be sanctioned and agreed by way of a majority decision made by the Plot owners as shareholders of the Management Company and any proceeds of sale, of the site or part thereof, will then be distributed to each plot owner in proportion to their plot area and their shareholding in the Management Company. The existence of the Management Company that represents all the shareholders or plot owners' interests is fundamental in ensuring the best interests for all plot owners.
