Award-winning developer Yuk Tung Group will be launching Central Residence @ Sg Besi in the third quarter of 2011 in 3 phases depending on the response.
Announcing this at the recent preview at Park Royal Hotel in Kuala Lumpur, managing director Tan You Hock said that the 1st phase will start with the SOHO and 3 levels of shop offices, followed by serviced apartments Central Court and Central Centrina.
The freehold development, which fronts Sungei Besi Highway sits on 4.16 acres of land and has a Gross Development Value of RM400 mil.
At indicative starting prices of RM450,000 per unit for 950 sq ft, the SOHO units are considered reasonable considering its very strategic location which is metres away from the SMART Tunnel bringing one directly from the KL-Seremban highway to the Bukit Bintang/KLCC area.
It is also near the Maju Expressway (MEX) which links directly to Putrajaya and Cyberjaya.
“Our survey revealed that most young people don’t want to live far away from Kuala Lumpur, as such, the location which is its main draw will attract young people working in KL as well as investors. We expect good rental returns,” the MD said.
The Green Building-compliant development comprises 526 units of SOHO and 3 levels of shop offices, as well as 365 units of Central Court serviced apartments and 168 units of Central Centrina serviced apartments.
Following this launch, Yuk Tung is expected to hold a preview of Royce Residence near KLCC in the latter part of 2011.
Meanwhile, its Menara U in Section 13 Shah Alam, launched in January 2011, is 70% sold.
