United Malayan Land Bhd (UMLand) has recently launched a 136.8 acre development within the heart of its Seri Alam township in Johor called The Valley, together with its latest phase Garden Residency on June 30.

The exclusive enclave officially launched “Lilac” and “Violet”, its newest phase of double-storey terraced homes within the Garden Residency series that will feature 103 units.

Operations director Zulkifly Garib said, “There was already quite a number of registrants during the soft launch and we hope to gain more momentum in the near future.”

The double-storey terrace houses have a land dimension of 22 x 75 and feature built-ups of 2,471sq ft. Lilac offers six rooms, while Violet offers 5.

Targeted towards upgraders, especially young families seeking a better quality of life, The Valley highlights a boulevard of rain trees living both sides of the four-lane dual carriageway main road, a tranquil lake in the midst of the development, a landscaped park with street furniture as well as enhanced pathways to name a few.

The established township is located along the Pasir Gudang Highway and hosts a myriad of readily available amenities that include a retail centre with banks, restaurants, convenience shops as well as hypermarkets, such as Today’s Market and Tesco.

In addition, seven educational institutions, which include a Chinese school and a Japanese international school, are also located within the vicinity.

As for future of Seri Alam, Zulkifly said the group is poising to “re-plan three parcels in regards to layout and the product itself within the next two months,” adding that, “the developments would be less dense with an aim for ten units per acre within a gated community, among other changes.”

“We are also planning to build a strata development on one of the parcels,” he said.

Plans to provide residents with a central monitoring system (CMS) are also in the works, “We are speakig to a few parties to implement CMS for existing and upcoming developments to address the constant issue of safety in Johor.”
