1 Bukit Utama is Phase 1 out of 9 phases of the the Bukit Utama township project. Phase 2 of the project is 9 Bukit Utama which comprises of 1,000 units in three 40-storey condominium blocks. Phase 2 is currently under construction, and is expected to be completed by end-2010.

In terms of location, 1 Bukit Utama is situated on a prime area. The BU address is much sought after as it is considered both a high-end address and easily accessible to all major roads and highways. Amenities wise, Pelangi Utama is situated next to a 9 hole golf course, ad is within walking distance to KBU (Bandar Utaman College).

Being a See Hoy Chan’s product, it has a rather out-dated facade, even from the moment it was completed. See Hoy Chan has been known to always come up with the usual run-of-the-mill designs and facades, nothing unique nor modern. If you are alright with the facade, the high density factor, and possibly the inefficient layouts again, then by all means consider one here.

Investment wise, the price is relatively pricey compared to its neighbors, as this might be due to its freehold status and golf view. However, the rental yield is quite low compared to its selling price. Fortunately, being located next to a college, one need not worry about difficulty in finding tenants.

Needless to say, students are seldom considered desirable home occupants as they tend to be careless with keeping the unit clean and safe. Most of these students rent the place out for the duration of their study and can be noisy. Furthermore, the unit built-ups of this condo is quite big, hence more suitable for family stay than students.
