Analysis
Although First Subang is not a Class A commercial office such as KLCC or KL Sentral, this office building is the best office space in the area due to its facilities such as CCTV, combination of office and retail (especially since Aeon Jusco has already confirmed itself as the anchor tenant), is technology ready for today’s modern world, and much more. As a result, there is a good chance for an excellent tenant to rent your unit out.

On the downside is that there are only 738 car parks at First Subang. This is a concern as this is considered quite limited.

On a more positive note, there is a guaranteed rental return of 8% pa. With an average of RM380 psf and a maintenance fee of 0.55 psf, the monthly yield to cover everything should be at least RM2.30 – RM2.50 psf.
