Property In Detail ....
I. The Residence
Inspired by the Great Architect Tadao Ando, this house lies on a magnificent, slightly elevated piece of land spanning around 22,000 square feet (2,029square meters exactly) of rectangular land. At the end of a “Col du sac” with no pass through traffic at all, it offers a most safe environment for children and the entire family.
The immediate neighborhood is a matured environment comprises of built up luxury bungalows with at least an average size of approx. 16,000 square foot per land.
The Concept of the House
It is built to any European Standards and is located at one of the most prestigious areas within Greater Klang Valley, Country Heights, Kajang.
We strongly believe that simplicity is the highest level of sophistication and this house is dominated by straight, symmetric lines and an open plan living concept. Unlike most other houses, this house does not sit in the middle of the land, instead it follows the parameter of the boundary. This results in maximizing the space of the garden and pool area, which becomes the center piece of this exclusive residence.
Chosen Building Material
Like Tadao Ando’s projects, it is dominated by concrete/cement, glass, aluminium and steel. The chosen materials are perfect to match any kind of furniture, whereby concrete/cement combined with wood furniture and even carpets can make a perfect combination. You will find tiles in certain areas of the house. All bathrooms and other wet areas are tiled as well as living areas on the ground floor and the bedrooms at upper floor. The house has a combination of tiles and smooth cement flooring. Cement flooring is widely used in the modern world as a finished floor since it rejects heat and gives a special warm and soft feeling while walking on it. The new owner shall make his own opinion about this!
Building Substance of the House
We are bold enough to claim that the overall quality of this house belongs to the Top 1% at Country Heights and to the Top 5% within the entire Klang Valley of Kuala Lumpur! There were absolutely no short cuts and compromises in terms of quality and the house quality is built like we would prefer it for our own usage. Important further information about the quality can be found under Your investment .
Entrance, Ground Floor and Garden
You will be greeted by an elegant automatic steel gate and once you come through it you will walk into a concrete tunnel, flanked by water on both sides and an open area on the lower part of the right wall to let natural light flow in softly. At the end of the tunnel, there is a 90 degrees turn where the main door is located. Once you come through the main door and reach the end of the entrance you will be stunned with the magnificent inner life of this house!
The Ground floor is built with a double height and reaches up to 26 feet in certain area and approx. 18feet in average. This gives the house a total different spectrum of size and supports the natural air flow. We have built a see through concept from the dry kitchen throughout the dining area into the living area. The living area has not only the double height but also provides an open concept up to the ceiling of the roof, making it as high as 40 feet. Large windows and large sliding doors and the sheer height of it, makes the living room the master piece of all rooms (besides the master bedroom!).
Adjacent to the dry kitchen is the wet kitchen and the utility room both of generous size and both with backdoor accesses into the open.
A huge Study room, Gym and the servant quarters are located on the other wing of the house where useful storage rooms are also discretely located.
This house requires an owner who does understand that nature and outdoor are some of the most treasured elements mankind has. A beautiful house within the tropics requires a concept of harmonic living in and outdoor. The garden and the large sized swimming pool with a length of almost 25m are “protected” via the specific design of the house and offering a peaceful combination between indoor and outdoor living. To follow the concept of simplicity the swimming pool is designed as a simple lap pool with various depths to respect children’s safety.
Car porch area is generous. Space for three cars within the porch is offered and ample space at the corner for more cars to park. The car porch area offers the possibility to erect roofing to park motorbikes (why not a Harley Davidson?) or other utilities.
The combined space on ground floor, excluding the garden and indoor walkways, reaches an approx. 5200 square foot or above 500 square meters.
Kitchen
A customized kitchen design, all in polished white with a overlapping concrete table bar is built on the base of an island kitchen solution. Natural stone from Australia is laid on the top of the working areas to assure high resistance (the same in the wet kitchen). The kitchen and the table bar area is placed into a see-through concept from dry kitchen to formal dining and living room. This transforms the entire ground floor into a spacious area, brighten it with free flowing day lights.
Wet kitchen area also comes with cabinets and relevant equipments. Utility room has cabinets with washing machine and dryer.
First Floor and Roofing
This house comprises of one upper floor. It was never our intention to maximize the living areas and compromise on the garden and outdoor entertainment areas. Based on it double height from ground floor to 1st floor, more than one upper floor would interrupt with the simple elegance .
However, the house is designed to allow possible extensions without “compromising” its overall philosophy.
Five spacious bedrooms are located upstairs, all with walk-in wardrobes and separate bathrooms.
The master bedroom reaches approx. 500 square foot in size and has a large window front in 90 degrees with partially sliding doors. A large balcony opens from the master bedroom, which is located above the formal dining area. This area is magnificent since in one direction you will oversee the entire garden/neighborhood and into the other direction you can see directly into the living area. The balcony has steel railing towards the garden front and the rest is surrounded by glass to give it an almost floating experience!
Guest room has a balcony facing into the garden and all other bed rooms have no balcony to ensure the symmetric design of the house and to avoid a kind of restless inner court façade. However, those rooms are generous in size with large window front and all windows can be opened via a sliding solution. Glass railing provides the necessary safety in those bedrooms.
Family TV room is located on the upper floor, right above the tunnel entrance of the house. The room is ready made for any audio/visual solutions, including a direct line for future internet TV technology.
An important store room is discretely located at the end of the corridor.
The roof dominates with a cubicle gutter and underlines the straight line concept of the house. The house has a flat metallic roof, which looks like it is sunken into the gutter. This results in an elegant and bulky look. Very typical Tadao Ando style!
II. Your investment into quality
It can’t be said enough. This house is built with no compromise to quality. We have carefully considered with whom we are working and to whom we are awarding contracts. Some people are buying a house based on its monstrous size, others because of ridiculous high pillars to impersonalize the Mansion of Elvis Presley! It is estimated that almost 85% of house buyers buy without proper research into the building substance of the house. Don’t do this!
We comply with strict work ethics. No inferior quality for any chosen material has been used. Each of the qualified workmanship involved in building this house has been on their job for at least 10 years! We made it a point to cross check each and any supplier in regards to their experience, project credentials, etc. Here are some facts:
- In average we have enforced a 20% higher volume of concrete to super impose the structure of the house, mainly columns, pillars and slabs
- We have installed additional electrical motherboards to fully separate any power lines between outdoor and indoor lines
- We used award winning architects with international experience
- The main contractor has been in business for over 25 years. Project Manager and on-site foreman of this company have a combined experience of more than 50 years!
- Glazing, Aluminium, Electrical, and all other companies involved have been hand picked and have successfully completed many national and some international projects.
All those suppliers are specialized in their fields
- Kitchen solutions is individually design and hand-made, no mass fabrication involved at all
- Air Conditioning System is a US brand and Alarm CCTV System is of another international brand from Australia
- Interior material have been personally selected and inspected on factory level
We aimed to build a house which is not main stream and guarantees quality. To stand out of the crowd with a high level of quality are the fundamentals for a good property investment. We believe we have managed this.
III. Your investment into this location
Country Heights is a preferred, gated residential area South of the City Center. The uniqueness of Country Heights, Kajang lies in the fact that if offers big sized single land plots (18,000 to 30,000 sqf). The land is absolutely free hold. This combination of size and free hold is very rare to find within the Klang Valley of Kuala Lumpur and is considered as a big asset for this residential area.
It is a mixed neighborhood and perfectly representing Malaysia’s concept of 1Malaysia, where people of different demographics living actively together.
Due to the sheer size of the individual land plots, you fell like you life in the Country side but in fact it is a suburban location.
Contrarily to City Folks opinion, Country Heights, Kajang is not far from Kuala Lumpur City Center. Various highways and the SMART tunnel will bring you within 20 to 30 mins. right to the Heart of the City Center.
The International Airport can be reached within 30 to 35 mins. from Country Heights, whereby it will take City Folks around 60mins. to reach the airport.
Country Heights, Kajang is surrounded by British and Australian International Schools. You reach those within 15 mins.! Leading domestic universities and shopping facilities are within easy reach. Residents are actively enjoying safe and relaxing outdoor exercises in the Morning and the Evening. Country Heights Kajang is considered as a high end residential place within a strategic location.
The future value of this location
The big word is Greater Kuala Lumpur. The core is to be within the Southern Belt of Greater Kuala Lumpur. This is the future location for modern developments and high end residential areas in and around Kuala Lumpur. Unlike other parts of Kuala Lumpur, the Southern Belt has always maintained a balanced development between residential and business developments. Putrajaya, the administrative capital of Malaysia and Cyberjaya the Center of the Multi Media Super Corridor are just a few minutes away.
The current MRT (Mass Rapid Transport) System will be further extended into Kajang and will boost Country Heights strategic location. IOI Corporation, one of Malaysia’s leading conglomerate is currently building IOI resort city, which is a 800 acre development shared by Mother Nature and modernity. Many experts believe that IOI resort City can set a new standard of living, shopping and working. IOI resort City is approx. a 5 mins. drive from Country Heights, Kajang. The future value belongs to this area whereby Country Heights, Kajang is right in the center of it.
IV. A wise investment for Foreigners Banking on Property
What Makes Malaysian Property Attractive?
In its bid to make Malaysia an international property investment hub, the Malaysian Government relaxed various property rulings that took effect from the end of 2006. Previously, cumbersome approval processes and punitive Real Property Gain Tax (RPGT) were regarded as some of the hindrances that stood between potential investors and the properties they wished to acquire. Consequently, Malaysian property prices, particularly those of the high-end segment, remained stagnant and lagging behind neighboring countries – and this situation was further compounded by softer domestic demand over the previous two years.
The policy relaxation over the past years has spurred foreign interest and fuelled domestic demand, after this two-year lull. Other recent measures to revive the residential real estate market include the reduction of stamp duty, reduction of red tape for developers obtaining approval/permits, easier foreign ownership, and a higher withdrawal limit from the Employees’ Provident Fund (EPF) to service mortgage payments.
Analysts today concur that the Malaysian property sector will experience twin engines of growth, with both foreign and domestic demand boosted by improved consumer sentiment, a buoyant stock market, and a relatively gentler interest regime.
Competitive Prices
Despite the fact that the Malaysian property market is capitalising on its recent “international” positioning - that should witness an upswing in capital values - property prices are still very competitive by regional standards. Furthermore, the Ringgit is fairly undervalued (except against USD) and there is a return of domestic demand.
Easier Means of Ownership
Foreigners can now purchase residential properties worth more than RM250,000 per unit, without seeking prior approval from the Foreign Investment Committee (FIC). There are also no restrictions in terms of usage of the property or the number of properties bought.
With more liberalized policies, Malaysia has been witnessing a surge in foreign interest for local properties. Indeed, Malaysian property developers continue to report higher take-up rates by foreign buyers.
Analysts concur that the reduction of the RPGT, competitively priced properties compared with those of other countries around the region, an appreciating Ringgit and a stable economy will further strengthen interest from foreigners and have a positive impact, especially on up market properties. Furthermore, demand is expected to be further boosted by the growing expatriate market as Foreign Direct Investment (FDI) improves.
The property market outlook for 2011 is bullish and despite the feel of an economic concentration throughout 2011 the Malaysian Property Market is seen as robust and resilient. Unlike other places in South East Asia Malaysia has never experience bubles in Property Market prices but has proven over decades a steady and solid value appreciation.
Malaysia an attractive place to life
Many things can be said about Malaysia, one thing describes it at the best “Malaysia – truly Asia”. Besides many attractive investment programmes, the country has successfully introduced the so called MMH2 programme ? “Malaysia my Second Home” has been taken up by thousands of people from the UK, Australia, US, China, India and the Middle East to name a few. The programme offers various benefits and makes it easy to feel home away from home. Below are further links about facts of Malaysia.
