Prima Damansara is a low density and exclusive condominium located in Damansara Heights. It is located on top of the hill and neighboring Chempenai Park and the soon to be built Istana Negara. Do not confuse this Prima Damansara, with another condominium with the same name in Damansara Damai also called Prima Damansara.
Prima Damansara is easily accessible via Jalan Semantan, Lebuhraya SPRINT, and Jalan Duta. It is situated in a more quite and less crowded side of Damansara Heights. Besides that, it is also nearby Hartamas Shopping Centre and Bangsar Shopping Complex, where plenty of amenities can be found.
There are quite a number of schools located nearby Prima Damansara, such as SMK Sri Hartamas, SJK Bukit Damansara and SMK Sri Hartamas. In addition, as it is not far away from Mont Kiara enclave, it is also nearby Garden International School, HELP Institute, Mont Kiara International School and Sri Cempaka International School.
Prima Damansara comprises of 5 blocks of low-rise condominiums with a total of 100 residential units. The condominium features greenery landscape with walkways that link the apartment blocks. In addition, it is preferred because of its beautiful resort-like swimming pool.
Damansara Heights is a desired neighborhood for its exclusivity and expensive properties. Most residential here are quite old and very expensive. It is also strategically located in between Sri Hartamas, Mont Kiara and Bangsar. It is also within 15 minutes away from the KL city centre.
Next to Prima Damansara is the soon to be built Istana Negara (Royal Palace). This will certainly hike up the price for this condo, if it has not already done so. Residents will certainly be able to peek into this beautiful and gigantic palace from their units. Besides, there is height regulation which preventing new projects within 800m distance from the palace from exceeding 400 feet. All this will benefit properties in the surrounding.
Investment wise, the rental yield of Prima Damansara is quite low compared to its selling price, and most claimed that it is over-priced at above RM500 psf. But if one is to look at the capital appreciation, Prima Damansara prices recorded good appreciation over the years. This phenomenon is due to it being located next to the soon to be built Istana Negara.
