Analysis
Vista Kiara is a good place to live if you work in Bukit Damansara, Sri Hartamas, Bangsar and Petaling Jaya areas. You can even view breath taking greenery hills or KLCC from the balcony and windows.
As Vista Kiara is located right in-front of Garden International School, which is convenient for families to send their kids to school, it also causes traffic jam before and after the school period as loads of cars and buses parked in front of the school and also in-front of the entrance to pick up their kids. Thus, it may take several minutes for residents to get pass of the area during both times. There have been loads of complaints by the residents who live along Jalan Kiara 3 about this traffic jam caused by the school.
In addition, the common area of Vista Kiara seems dull and not maintained very well. There are even ants can be seen around the area. Besides the common area, there are also other facilities seem to be neglected by the management as well as some of the residents had lodge complaints about the badminton court cleanliness and gas pipes in the refuse area seem to be rusty. Maybe it is because of its 10 years of age (although it should not be a problem for management which really does its job). This condominium is managed by Triumph Vista Management. As for its maintenance fee, they charge from RM248 per month depending on the unit size.
If you are thinking to purchase or rent out a unit at Vista Kiara, make sure that you find one with enough covered parking. Most of the units come with one covered parking, and larger units come with two parking spots. There are also some units come with more than two units as the developed allowed buyers to purchase parking units upon purchase. It has been a crucial parking problem in Mont Kiara, as most residents have more than one car but only have a single parking slot which causes traffic problem as people parks on the side of the street.
Another solution is to rent out the parking spot from other residents or you can try your luck and ask the management for parking rental. Alternatively, you can join the bandwagon to park your car on the side of the street, but you will get summon by the traffic police and also have to battle for nearest spot that is near to the entrance.
Most of the units are partly or fully furnished as most units are rented by expatriates who mostly prefer to have furnished units as well as most owners love to rent their units to them with furnishings to gain more rental income.
