By far, the most successful project would be Damansara Perdana that has begged millions of profits to the group. However, the recent corporate exercise may paint a different picture and that will only know when the exercise is completed. But in term of stability, I will not have any question about them since they are listed in KLSE and reported profit every year with positive NTAB. Special
The special about this project I would suggest is part of the block is facing IKEA and indeed have a very nice night view. In front of the service suites are all bungalows by Mutiara Damansara. After analyzing the entire Damansara Perdana’s condo that has view of IKEA, Ritze Perdana 2 emerged as the last project will have this privilege in style. Also, as because of the nature of Ritze Perdana 2 is more to studio type. It creates opportunity for some young executive that would want to have an address at this location but without the need to pay for a price of bungalow.
Convenience is also the key of this service suite. Within walking distance around 5 to 10 minutes from all angles, it is reachable to Tesco, The Curve, Ikano, Damansara Perdana retail shops that offer incomparable convenience.
Against
The only against for this project will most probably be the traffic as discussed before. More need to be done or systematically creating in and out path from the service suites as the main road in front of the project is becoming busy due to all hot developments.
Conclusion
With average price of RM 300-400 plus per sf, the upside for this rare and strategic location is still optimistic. Those units that facing IKEA and One Utama will demand even a higher price and with higher return potential. With proper renovation, the rental yield should fetch a very good return between 6-8% easily in the future.
I would suggest a buy call especially facing IKEA units. Till date, I also noticed from the Sales person of the project that a few big investors from overseas are already bought up to 100 units. Try you chance, if there is still available unit, grasp it.
