Prima Avenue is the current commercial project under Mutiara Goodyear Development Bhd. Tagged as ‘Business Thrive in Resort Working Environment’; this integrated commercial community promises a trendy, New Age quality in lifestyles and work, with greens and a fish pond around the area. This freehold tenure comprises of business suits, 603 - 3,250 sf and duplex shop lots, 1,692 - 3,503 sf Prices ranged from about RM6’300’000 (603 sf) to 8’500’000 (1,692 sf). At the moment, Prima Avenue is completing its second phase, Prima 6, which is 50000 sf. The third phase, 100 000 sf. will start once second phase has been completed.

Location



As stated in its website, Prima Avenue is indeed located at a strategic location. Located within the Dataran Prima, a prime commercial enclave in Petaling Jaya, it is accessible to major highways like the NKVE, LDP and the Federal Highway, as well as being near active, affluent neighborhoods such as SS2, Tropicana, Kelana Jaya and Damansara, where the concentration of human population is dense.

Developer
Under the name Puncak Kencana, Mutiara Goodyear is the established developer company responsible for the Prima Avenue project. A joint partnership between Goodyear Management Group and Harun Faudzar Group, the company has already had numerous successful projects under them, such as Mutiara Upper East Ampang, Taman Lagenda Mas, and Villa Lagenda Condominium.

Attractions
As aforementioned, Prima Avenue’s location is its strong point. Surrounded by NKVE, LDP, and Federal Highway, and nearing SS2, Kelana Jaya means it is easily accessible, by workers as well as customers that sustains it. Affordable pricing, at RM170’000 for a business suite, and flexible modular units that you can renovate and expand according to own business needs also makes it quite attractive to investors and business operators, especially if it is within such a location. This is also partly the reason why Mutiara Goodyear had gone ahead with the launch this August, despite the not-so-good economic situation. They are confident about their product’s quality.

Drawbacks
So far, there isn’t much problem regarding its location, aside from heavy traffic during peak hours; but there have been complains about the maintenance. Apparently, tenants at Dataran Prima, which was maintained by Puncak Kencana, have been complaining about the low quality maintenance, lax security, damaged signboards and properties, plus ignored complains filed to the company. Also, the unpredictable state of our current economy may deter buyers form putting in money for investment.

Conclusion
All in all, Prima Avenue, for investors, is quite good investment, due to its strategic location and good flow of customers. Given the time, Prima Avenue may blossom into a business hub. However, Puncak Kencana’s may need to improved its services in order to improve its reputation and the economy situation now may also influence buyers’ decision.
